Yes. Casitas and detached guest houses are one of the most common projects we work on in Waddell. We handle site plans, permits, foundation through finish, and utility tie-ins to the main home.

Do you understand R-43 zoning and the livestock allowances?

Do you offer free estimates?

Bathroom remodels typically run 3–6 weeks on site. Kitchen remodels typically run 4–8 weeks, depending on whether walls are coming down and how custom the cabinetry is. Permit timelines with Maricopa County (or the relevant HOA) can add 1–3 weeks at the front for projects requiring them.

Can you work in HOAs like Cortessa, Festival Foothills, or Stonebridge Manor?

Yes. We're familiar with the architectural review processes in Cortessa, Festival Foothills, Sarah Ann Ranch, and Stonebridge Manor. We prepare and submit ARC packages as part of any exterior project.

Do you handle single-trade work — just painting, flooring, or drywall repair?

Yes, though we have a project-size minimum. If you only need a single room painted or a small drywall patch, we may refer you out. For whole-home single-trade work, we take it on directly.

What kind of warranty do you offer?

We provide a one-year workmanship warranty on all Coker-managed remodeling, addition, and new-build work. Manufacturer warranties on appliances, fixtures, and materials pass through to the homeowner at their published terms.

Can I live in the house during a remodel?

For most remodels, yes. Bathroom and kitchen projects affect daily routines but rarely require moving out. Full-home remodels and large additions are case-by-case, and we'll be straight with you during scoping about what to expect day-to-day.
